Epoxy Flooring in Pembroke Pines, FL

Most housing went up between the 1980s and 2000s, so garage slabs are usually sound and easy to coat in flake or metallic.

Our shop is on McKinley Street in Hollywood, and Pembroke Pines is a short drive from it. Typical jobs there are garage floors, driveways and lanais, with some shop and bay floors for small businesses on the commercial strips. It is also a city where quoting from a photograph goes wrong, because the housing stock is not one thing.

Pembroke Pines is really two cities stacked east to west, and the seam runs roughly along Pines Boulevard.

The eastern side is the original town, incorporated as a village in 1960 and a city the year after, when it was still a small municipality. Fewer than one in ten of the city's housing units were built before 1970, and the concrete in the older core has had decades of use: oil, paint, adhesive, patched cracks and often a sealer that has to come off before anything will bond.

West of I-75 is the other city. In 1980 the city annexed the land from Flamingo Road out to U.S. 27, roughly doubling its size, and by 1984 the interstate had reached Pines Boulevard. Hurricane Andrew in 1992 then pushed a wave of households north out of Miami-Dade, and the subdivisions followed them. About three quarters of Pembroke Pines housing went up from 1980 onward, so much of what we coat there is 1990s and 2000s slab: flat, well cured and the easiest kind of floor to work on, provided nobody has sealed or painted it.

One wrinkle when comparing quotes: numbering continues Hollywood's grid with a west direction added, so a block number can appear twice, as NW or SW depending on which side of Pines Boulevard it falls. We confirm the address before anything is scheduled.

Water is the other constant. A 2017 study ranked Pembroke Pines third among US cities most exposed to coastal flooding, and most of its residents live inside the mapped FEMA floodplain. For a coating job that is a moisture question before it is a flood question, because a damp slab will lift a floor no matter what goes on it. We test first and say so if a slab is holding water.

Coating a garage floor inside your own house is usually simple. Changing a driveway apron or a structure is not, and the rules differ by subdivision. Check your HOA documents and the city building department before that kind of work starts.

Estimates are free and on site. Most of the housing here went up in a defined window, so the prep is more predictable than in older cities, but the slab still has to be seen. Call or text (754) 801-8819, or send the form.
